Our 36 Favorite Real Estate Yard Signs & Tips for New Agents

Table of Contents

The property management industry is booming, with a resurgence of people buying properties and renting them out. The share of the market has shifted from landlords to agents who are now more in control than ever before. With this comes an increased responsibility for new agents on finding their own personal style and making potential clients feel comfortable dealing with you as your business grows alongside yours.

The “real estate signs” is a blog post that discusses 36 favorite yard signs and tips for new agents. The blog post also includes a list of the best real estate sign companies.

Despite all of the incredible tools available online, outstanding real estate yard signs remain one of the most effective methods to expand your sphere of influence and generate more leads. They may never read your Zillow listings or follow you on Twitter, but they must pass your real estate yard sign every day. When they decide to sell or purchase, who do you suppose they’ll call?

Signs will implant your name in people’s thoughts like a seed, but they will not create your reputation. Using a community networking platform like Parkbench, you may establish yourself as a local leader. Parkbench provides hyperlocal websites that promote local small businesses and activities while also facilitating networking as a means of community development. The best part is that each region is exclusive, with just one real estate agent per area. To claim your neighborhood, go here.

Parkbench is a great place to visit.

The turquoise sign rider with her name and phone number is one of my favorites. It manages to draw attention to her name and phone number without being ostentatious or overbearing. This one goes to Saunders’ graphic designer.

1633370072_303_Our-36-Favorite-Real-Estate-Yard-Signs-amp-Tips-for

This sign from Brick & Mortar’s Rolan Sereny is pretty much flawless, thanks to the bespoke text message form, amazing color, and wonderful design. It’s bold without being ostentatious, his name sticks out, and it shouts professional and cool. With a normal colonial post yard sign, you could simply utilize a similar bespoke form.

Citi Habitats (No. 5)

The bespoke form also reminds me of an internet symbol, which is an excellent method to appeal to younger customers. (Full disclosure: I worked with Citi Habitats for a while.)

6. Kerr Michaels, Jeff R. Kerr

1633370075_661_Our-36-Favorite-Real-Estate-Yard-Signs-amp-Tips-for

While I believe his name should be larger, emphasizing private beach frontage in Hawaii is always a good idea. He also managed to include a QR code and a lot of important information. Also, nice use of color.

Jennifer Cahill is a member of the John Aarroe group.

Real Estate Agent in Richmond, Virginia Carrie Allen’s yard signs are simple, eye-catching, and make it plain that the best way to learn more about her listings is to call her. You don’t want to rely on QR codes or “text for additional information” gimmicks; you want to get your lead on the phone and then into the home for a viewing.

Even cooler, she attaches a similar placard to the basket of a vintage bicycle to attract even more traffic to her listings. Very creative, and very on-brand for antique aficionados who like seeing turn-of-the-century mansions.

1633370082_471_Our-36-Favorite-Real-Estate-Yard-Signs-amp-Tips-for

Berkshire Hathaway Home Services is a great example of a newer brokerage that has worked hard to build a brand from the ground up. Their deep violet color scheme, stamp logo, and typeface distinguish them as a reputable premium brokerage. With this yard sign, Endre Barath Jr. took use of Berkshire’s strong branding. His photo adds individuality to the sign without seeming gaudy, and the typefaces blend wonderfully. That isn’t an easy task.

Wellington Equestrian Realty is number seventeen.

1633370084_980_Our-36-Favorite-Real-Estate-Yard-Signs-amp-Tips-for

Okay, at first look, this sign seems to defy all logic. It’s tiny, unattractive, and tough to read from a moving vehicle. When marketing eight-figure equestrian properties like Wellington, though, subtlety is a must rather than a big design move. In any case, these signs are perfect for homes like these.

Ebby Halliday is 18 years old.

1633370085_494_Our-36-Favorite-Real-Estate-Yard-Signs-amp-Tips-for

This sign by Ebby Halliday stands out because to its bold colors, outstanding branding, and several riders (the bottom sections of the sign containing the real estate agent’s name, phone number, and other information). Bloodhound Realty is number 24.

1633370090_834_Our-36-Favorite-Real-Estate-Yard-Signs-amp-Tips-for

Let’s switch gears again and look at a fun sign that defies all the laws while still functioning. Bloodhound Realty’s sign is much too busy, difficult to see until you’re right in front of it, and, well, it has a dog instead of a Real Estate Professional with a 1,000-watt grin. Having said that, I can’t image not stopping to look at this sign. Isn’t that what a terrific real estate yard sign is for?

How to Create Unique Real Estate Signs to Increase Leads

Now that you’ve seen some real estate yard signs that attract leads like a magnet, here are some pointers on how to create your own signs that do the same.

Have a Message That Is Easy to Understand

It’s critical to have a clear message in order to achieve these objectives. A excellent real estate sign, like any other advertising, has one purpose: to communicate a message to your target audience. You may utilize design to ensure that you’re conveying the correct message. Here’s how to do it:

There are four fundamental messages on most signs:

  1. Your given name
  2. Your contact information
  3. Name of the company or its logo
  4. “For Sale,” “Open House,” and so on are examples of descriptive language.

While they are all equally significant, I believe your name should stand out the most if you have the choice. Active house buyers will slow down for any real estate sign, but casual buyer or seller leads are unlikely to do so. Wouldn’t it be your name if you could just get people to remember one thing?

Here’s an example from the real world. Take a brief look at the sign below. Is there anything that stands out to you? Assume you were driving past the sign. What do you think you’ll remember about it?

1633370101_305_Our-36-Favorite-Real-Estate-Yard-Signs-amp-Tips-for

Notice how the real estate agent’s name is larger and distinct from the rest of the sign than “under contract.” This billboard effectively communicates one message to passers-by: Melanie Mazzeo is selling a home in my neighborhood. What changes would you make to this sign to make it even better?

Use the Appropriate Sign for the Situation

Okay. Let’s quickly go through the various sorts of signs on the market and the strategies for each one now that you have a better concept of how to deliver the proper message with your real estate signage.

Signs announcing a sale

For sale signs serve as both a marketing tool for your listing and a marketing tool for your services. In general, you want to make sure that your sign is visible and legible from afar, and that your name sticks out.

The traditional colonial post sign with horsemen is typically your best option if you have a choice. They’re strong, have a lot of height, and are simple to replace out with sign riders.

Signs announcing an open house

There’s a lot to cover with open house signs, believe it or not, so check out my post on Open House Signs for a comprehensive overview. For now, we’ll simply go over the fundamentals.

The purpose of an open house sign, like any other real estate sign, is to draw buyer leads to your listing, attract potential buyer and seller leads to your brand, and expand your sphere of influence. You have to go big or go home if you want to do things successfully. The approach for putting up open home signs that I propose is outlined below.

Placester has a wonderful guide here if you’re searching for basic open house advice.

As Your Main Open House Sign, Use a Feather Flag

1633370102_782_Our-36-Favorite-Real-Estate-Yard-Signs-amp-Tips-for

Compared to other types of real estate signage, feather flags offer two major advantages:

  1. Feather flags are typically 6-9 feet tall, allowing them to be visible from considerably farther away than other signage.
  2. Feather flags will flap in the wind, making them stand out even more. Perfect.

Houston real estate agent John Nguyen has a fantastic example of a feather flag open house sign. It’s difficult to miss!

How to Make a Feather Open House Flag

Your name should be visible on your primary “for sale” sign, so don’t worry about it being conspicuous on your open house feather flag. Instead, make your “Open House” as big as you can. We’ll go over where you can get feather flags and other forms of real estate yard signs further down.

How Many Feather Flags Should You Purchase?

I would purchase at least twice as many feather flags as the amount of listings you plan to have if you’re just starting out on your own and are confident in your branding. I would purchase at least 18 feather flags if you have three agents working for you and anticipate each of them to have two or three listings at a time. This way, even if your agents acquire double the number of listings or you employ three more people, you’ll have enough open houses on the same day for everyone. You should also receive a volume discount, which means the cheaper the unit price the more you purchase.

The Climate…

The majority of current signs are built of materials that should withstand almost any kind of weather. Aluminum, on the other hand, could be your best pick if you work in a really hot and sunny place like Phoenix. In very hot conditions, plastic signage may fade and melt.

Where Can I Purchase Real Estate Yard Signs and How Much Do They Cost?

If you have the opportunity, we recommend that you support a local company. However, if you don’t have access to a local sign company, there are a plethora of possibilities accessible online. While materials, size, and construction quality vary, a high-quality colonial post signpost and sign panel should cost approximately $100, and a feather flag should cost $75-$100. Just be sure to inquire about the materials that your sign will be constructed of before placing an order.

The cost for several typical signs at the biggest online sign businesses is shown in the chart below. Keep in mind that this is only an estimate of costs; you may wind up paying more or less based on the alternatives you choose.

Conclusion

While branding is an important aspect of creating attractive for sale and open house signs, you must also select the appropriate sign for the task. That, in my view, implies employing a traditional colonial post yard sign for your for sale sign and a feather flag with directionals for your open house signage.
